Jaipur has a permanent bench of the Rajasthan High Court, two metropolitan judgeships created in 2020, revenue courts for farmland that answer to the Board of Revenue at Ajmer, and Rent Tribunals for tenancy disputes. Society pattas, section 90-A conversion and JDA regularisation decide whether a plot is safe, and the Aravallis and the walled city bring their own restrictions. This guide explains the courts, land and tenancy rules, family and police matters, legal aid and fees in plain words. When you are ready, describe your matter in the form and an enrolment-verified advocate in Jaipur who handles it can call you. It is free for clients.

Jaipur is the capital of Rajasthan, but for most of its legal history the state's High Court has sat at Jodhpur. The Jaipur Bench was set up in 1977 to save litigants from the eastern half of the state the long journey west, and it now handles a very large share of the High Court's work, including writ petitions against the state government, which sits in Jaipur. Below it, the city's courts were reorganised in 2020 into two metropolitan judgeships to cope with the volume of cases, each with district judges, chief and additional metropolitan magistrates and special courts, alongside family courts, commercial courts and the rural Jaipur District courts.
Rajasthan also has a strong tradition of revenue courts. Disputes about agricultural land, from partition among family members to tenancy rights and boundary disputes, are decided by sub-divisional officers, assistant collectors and revenue appellate authorities, with the Board of Revenue at Ajmer at the top. Because so much of Jaipur's growth has happened on former farmland, many urban property disputes still begin with questions of revenue law, conversion and the validity of pattas issued by housing co-operative societies.
The rest of Jaipur's legal work reflects its economy: gems and jewellery, handicrafts, tourism and heritage hotels, a growing IT and education sector, and the state government's offices. Read on for a map of who decides what in Jaipur, the Rajasthan laws residents bump into most, and the questions that help you hire well.

| Jaipur Metropolitan-I and Jaipur Metropolitan-II judgeships | District and sessions judges, additional district judges, civil judges, chief and additional chief metropolitan magistrates, metropolitan magistrates and special courts for the city |
| Negotiable Instruments Act courts | Dedicated courts for cheque bounce complaints, which are very numerous in Jaipur |
| Family courts | Matrimonial cases, support for wives and children, custody of minors |
| Commercial courts | Trade and business claims valued at ₹3 lakh or more |
| Rent Tribunals and the Appellate Rent Tribunal | Eviction, rent fixation and related cases under the Rajasthan Rent Control Act, 2001 |
| Motor accident claims tribunals | Compensation for road accident injuries and deaths |

After the 2020 split, which metropolitan judgeship hears a case depends on the police station and area. Jurisdiction can be changed by notification, so confirm it with your advocate before filing.
Rajasthan's land laws give revenue courts exclusive power over many disputes about agricultural land. A civil court cannot hear these, and filing in the wrong forum wastes years.

From the 1970s onwards, many housing co-operative societies in Jaipur bought agricultural land, divided it into plots and issued "society pattas" to members, often without conversion or approved layouts. Whole colonies grew this way. Over the years, the Jaipur Development Authority and the municipal bodies have run schemes to regularise such colonies and issue proper leasehold or freehold pattas after conversion and payment of charges. A plot that still has only a society patta carries real risk: it may not be mortgageable, may face problems with building permission, and may be caught up in disputes between the society, the original khatedars and the authorities.
Farmland inside urban limits must be formally changed to residential or commercial use before anything is built. The process, under section 90-A of the 1956 revenue law, runs through the JDA or municipality, needs an approved layout and a conversion fee, and skipping it can end with the land being taken over by the government.
In practice, the safest Jaipur plots are those in JDA schemes or in colonies that have been fully regularised, with a JDA or municipal patta, an approved layout and lease money paid up to date. Plots with only a society patta, or in colonies still awaiting regularisation, are cheaper for a reason. If you are buying one, budget for regularisation charges, factor in the time it can take, and make sure the seller hands over every society receipt and membership record so the application is not stuck later for want of papers.
A man buying property in Rajasthan pays 6% stamp duty and a woman 5%, each with a further surcharge levied as a percentage of that duty; registration adds 1%. Women from SC, ST and BPL categories get a lower rate. The base is the deed price or the DLC valuation, whichever is greater, and the deed is lodged through e-Panjiyan at the local Sub-Registrar. See the property lawyer in Jaipur guide.
The Rajasthan Rent Control Act, 2001 governs tenancies in Jaipur and other notified municipal areas. Its main feature is that eviction and rent disputes for covered premises are decided by Rent Tribunals, with appeals to the Appellate Rent Tribunal, instead of civil courts.
Jaipur's walled city was inscribed as a UNESCO World Heritage Site in 2019. Its planned grid, uniform pink facades and bazaars are protected by heritage rules that affect owners and tenants.
Every advocate on Mara Vakil has had their Bar Council enrolment checked before being listed.
The Jaipur Development Authority plans and develops much of the city outside the old walls. Plots in its schemes, and in colonies it has regularised, carry their own set of rules.
Projects such as the ring road, metro extensions, industrial corridors and new townships have needed land on Jaipur's outskirts. Farmers and plot owners in these areas receive acquisition notices, offers of developed land and survey visits.
As Jaipur spreads into surrounding villages, buyers often come across land categories that cannot be bought and sold like ordinary property. Knowing them avoids expensive mistakes.

The Rajasthan Housing Board has built many colonies in Jaipur, such as those in Mansarovar, Pratap Nagar and Vidyadhar Nagar. Its houses and plots come with their own allotment and transfer rules.
Housing co-operatives in Jaipur are registered under the Rajasthan Co-operative Societies Act, 2001. Many were formed decades ago to buy farmland and divide it into plots, and they remain at the centre of land disputes in older colonies.
Jaipur is one of India's most popular wedding and event destinations, and the business brings its own disputes.

Jaipur's Johari Bazaar, Gopalji ka Rasta and the gem markets around them handle coloured stones from across the world, and much of the trade still runs on trust, credit and handshakes. When that trust breaks, the law offers remedies, but only if the trader has kept the right records.
Jaipur, along with Kota, draws large numbers of students preparing for engineering, medical and government exams. Their legal problems are practical and often urgent.
The old city's bazaars, laid out when the city was founded in the eighteenth century, are lined with shops that have passed through generations of tenants and owners.
Stone quarries and mines in the hills around Jaipur supply the city's construction boom, and they bring disputes of their own. Villagers complain of blasting damage, dust, cracked houses and dried-up wells; lease holders deal with renewals, environmental clearances and royalty demands from the mines department; and landowners near the hills face restrictions after the Supreme Court's 2025 ruling on the Aravallis.

Jaipur receives millions of visitors each year. Tourists who are overcharged, sold fake gems or handicrafts, or harassed can approach the tourist police and the tourism department's help desks, and can file a police complaint for cheating. Foreign visitors who bought goods on false claims can pursue refunds through the seller's written invoice and, where needed, a consumer complaint filed online. Keeping the bill, the shop's details and any card payment record makes it far easier to get money back.

Gem traders, jewellers, handicraft exporters and hotel owners in Jaipur regularly face payment and contract disputes. A legal notice usually comes first, followed by a suit before the civil courts or, for business disputes of ₹3 lakh or more, the commercial court after pre-suit mediation. MSME units can approach the facilitation council for delayed payments.
The forum depends on what you paid: Jaipur's district commissions for amounts up to ₹50 lakh, the state commission (also in Jaipur) up to ₹2 crore, and Delhi's National Commission beyond. Complaints can be lodged on e-Jagriti. See the consumer lawyer in Jaipur guide.
India's four labour codes replaced the older statutes on 21 November 2025. Rajasthan was the first state to pass a law for platform-based gig workers, in 2023, setting up a welfare board and registration for delivery and ride-hailing workers. Factory workers at Sitapura and Vishwakarma industrial areas raise disputes before the labour courts. Sexual harassment at work goes to the company's POSH committee, or the Jaipur collector's Local Committee where none exists. See the labour lawyer in Jaipur guide.

District boundaries in Rajasthan have been redrawn several times recently, with new districts created and some later merged back. Check the current notification for areas on Jaipur's edges before filing. Places such as Kotputli, Dudu and Phagi have moved between districts in recent reorganisations, and pending cases are usually transferred to the court that now has jurisdiction. If you have an old case number from one district and a new notice from another, ask your advocate to confirm where the next date is fixed.
Jaipur is ringed by the Aravalli hills and once drew water from the Ramgarh dam, whose catchment has been heavily encroached. These features shape what can be built where.

The Rajasthan High Court, including the Jaipur Bench, has a summer vacation in June and a winter break, with vacation judges for urgent matters. District courts follow the state calendar, with holidays for festivals such as Teej, Gangaur, Diwali and Holi. File well before a vacation if a deadline is close.
Jaipur is one of the world's biggest centres for cutting coloured gemstones. Traders and exporters deal with consignment and credit disputes, quality claims, customs and foreign trade issues, and units in the Sitapura special economic zone have their own compliance rules.
Forts and havelis converted into hotels raise questions of heritage approvals, land use, leases from royal families or trusts, liquor and excise licences, and consumer complaints from guests.
With the state secretariat in Jaipur, service disputes, recruitment challenges, tender disputes and writ petitions against government orders form a large part of practice at the High Court bench.
Jaipur and Kota attract students from across the country. Disputes over coaching fees, refunds, hostel conditions and admissions are common, and the state has moved to regulate coaching centres.
Traders fighting GST or income tax demands go first to the appellate officers, then to the ITAT's Jaipur bench or GST tribunal, and in writ to the High Court bench. See the tax lawyer in Jaipur guide.
Fees are agreed directly between you and the advocate. Booking the call back costs nothing.
A plot allotment letter given by a housing co-operative to its member, usually for land never converted from agriculture. It gives far less security than a patta from the JDA or the municipal corporation.
The conversion order needed before urban farmland can be built on; without it, construction is unauthorised.
The revenue courts, usually the SDO, under the Rajasthan Tenancy Act, with appeals to the Board of Revenue.
To the Rent Tribunal for premises covered by the Rajasthan Rent Control Act, with appeals to the Appellate Rent Tribunal.
The principal seat is at Jodhpur; Jaipur has a permanent bench serving the eastern districts.
Jaipur's roads see many two-wheeler accidents. Victims and families can claim compensation at the MACT with the FIR, medical bills and income proof.
Disputes with the water department and electricity distribution company over bills, connections and disconnection can go to their grievance forums and the consumer commission.
Shops need registration under the shops law, municipal trade licences and food safety licences for food businesses. Encroachment notices in bazaars are frequent.
Complaints about stray animals, cattle on roads and pet disputes in societies go to the municipal corporation and, where needed, the courts, which balance animal welfare rules with public safety.
Quarrels about shared walls, rain water outlets and encroachment on lanes are common in older colonies. A measured site plan from a surveyor and the approved layout usually settle who is right.
Elderly parents can approach the maintenance tribunal for support from children and to set aside property transfers made on a promise of care.

Under section 12 of the 1987 Act, the state pays for a lawyer for women, children, Dalit and Adivasi litigants, the disabled, industrial workers, prisoners and undertrials, disaster or trafficking victims, and families under Rajasthan's income ceiling. Jaipur's Lok Adalat days wrap up thousands of cheque, bank, accident and power bill disputes, refunding the court fee on cases already filed. Advocates practising in Rajasthan enrol with the Bar Council of Rajasthan, whose office is at Jodhpur. The Rajasthan High Court Bar Association at Jaipur and the district bar associations at the city court complexes are the main bar bodies in Jaipur.
Misconduct complaints against advocates are heard by the Bar Council's disciplinary committee. Before listing a lawyer, Mara Vakil checks the enrolment information supplied.

Check regularisation status before buying or building. Unregularised plots are hard to mortgage or sell.
Using land without 90-A conversion risks penalties and even vesting in the state.
Agricultural land division goes to the revenue courts. Filing in a civil court can waste years.
Know whether the Rent Control Act applies before seeking eviction or rent increases.
Write down consignment terms and keep receipts; oral deals cause many trade disputes.
Part-time task and job offers that ask for deposits are frauds. Report to 1930 immediately.
What you pay depends on the forum, the work and how senior the lawyer is. Metropolitan court lawyers may charge per date, per stage or a fixed amount for a set task. Revenue cases drag through many SDO and appellate hearings, which adds up. Bench matters are dearer, more so with a senior counsel. Court fee under the Rajasthan Court Fees Act is a separate cost.
See the legal fees guide. There is no charge to clients on Mara Vakil, and lawyers pay us no commission.
Mara Vakil is a technology platform, not a law firm, and it gives no legal advice. When you post a matter, it is shown first to Jaipur advocates whose enrolment has been checked and who take that kind of case; your number is hidden. Only the lawyer who accepts gets it and calls you. If nobody nearby picks it up, the request is shown elsewhere in Rajasthan and then across India.
Women from villages around Jaipur often face problems with getting their names into jamabandi entries after a husband's or father's death, claims to stridhan, and maintenance. Revenue officials and legal services authorities can help record their rights, and daughters have equal shares in inherited property.
Rajasthan's 2023 law for platform-based gig workers lets delivery and ride-hailing workers register with a welfare board and access welfare schemes funded by a levy on platforms. The national social security code adds further protections.
Students in Jaipur's coaching hubs and universities face refund disputes, hostel problems and online scams. Written fee receipts and refund policies help in complaints to consumer commissions.
Elderly people can seek maintenance from children or heirs through the tribunal under the 2007 senior citizens law, and can ask for cancellation of property transfers made on a promise of care.

Probate is not compulsory for wills made in Jaipur. A registered will is harder to challenge, but even an unregistered will is valid if properly signed and witnessed. After a death, heirs apply to the tehsildar for mutation of agricultural land and to the JDA or municipal body for transfer of urban property records, using the death certificate, a family member list and the will or consent of other heirs.
Farmland devolves under the family's personal succession law, and a daughter's share equals a son's. If heirs fall out over dividing it, the revenue courts decide. A written family arrangement, registered where it transfers rights, heads off many of these fights. See the will lawyer in Jaipur guide.
These are imaginary examples that show common patterns.
Residents of a colony off Ajmer Road hold only society pattas. Their advocate checks whether the colony qualifies for regularisation, collects the society records and helps members apply for JDA pattas.
A man in Chomu wants his share of ancestral farmland. His advocate files a division suit before the SDO, not a civil court, and seeks an interim order to stop sale of the land.
An owner seeks eviction for arrears. His advocate confirms the shop is covered by the Rent Control Act and files before the Rent Tribunal.
A Jaipur exporter sent stones on consignment to a dealer who disappeared. His advocate files a police complaint and a recovery suit, relying on the consignment notes and messages.
A student in Mansarovar loses money to a task-based job scam. She calls 1930 at once and reports to the cyber police, and part of the money is frozen.
A society patta is weaker; regularisation and a JDA or municipal patta give real security.
Division of agricultural holdings goes to the revenue courts.
Jaipur has a permanent bench for the eastern districts.
Higher-rent premises and premises of certain bodies are outside its eviction chapters.
A will signed and attested by two witnesses is valid even without registration; registering it simply makes it harder to attack.
